Mortgage in the Czech Republic
Who gets one and on what terms. Your residence permit decides how many banks will look at you and how much of your own money they will want.
Read the rulesI am Ricardo Acuy and expats are who I work with every day. Mortgages, income protection, investments and the tax benefits the Czech state gives you. Ten years in hospitality taught me what good service actually means, so you get things explained in plain language, deadlines watched for you, and someone who still answers the phone long after the paperwork is done.
Where would you like to start?
Would you rather just talk it through? Call me or write a few lines and I will reply myself.
Each path leads straight to the numbers or to a plain explanation. Nothing to fill in, no sign up.
Who gets one and on what terms. Your residence permit decides how many banks will look at you and how much of your own money they will want.
Read the rulesPublic health insurance, commercial cover and what actually happens if you cannot work. The basic facts before anyone sells you anything.
Read the basicsHow much of the return is left for you. Compare a low cost solution with an actively managed fund at the same market return.
Open the calculatorDIP and DPS, the state contribution, the tax deduction and what your employer can add. Foreigners qualify far more often than they expect.
Read how it worksPortfolios from low cost instruments, long horizon, costs on the table from the first meeting. Including DIP and the tax relief that goes with it.
Illness, accident, loss of income. We go through what your employer covers, what it does not, and what is worth insuring privately.
From the first calculation to signature. Comparison across banks, and an honest answer on whether now is the right time for you.
Ten years in hospitality came before finance, from guest relations up to running a team. It taught me to listen for what someone actually needs and to watch the details the whole thing later rests on.
I grew up between cultures. My father is Peruvian, my mother Czech, and the family line runs back to Germany and China. I have travelled around 28 countries and lived in six of them, with work along the way in China and the Netherlands. I work in Czech, English, Spanish and Portuguese.
Most of this job is making things understandable. I can take a contract apart and explain it in the language you think in, whether you were born here or arrived last year.
Use a tool, fill in the short form, or book a call. Whichever suits you.
Calmly, in your language, with the numbers in front of us. Nothing is asked of you at this point.
One clear next step, the price said up front, and the option to say no.
By commission from the institutions I work with, not out of your pocket. Commissions here are supervised by the Czech National Bank and audited closely, and I am not allowed to charge a client for the advice itself. Separately I do offer paid services that have nothing to do with financial products, such as help finding your feet in Prague or coming with you to an office where it helps.
I am a tied agent of BEplan finanční plánování s.r.o. and I hold all the registrations listed in the legal section at the bottom of this page.
Some investments and some loans do carry fees. They fund the institution's margin and part of that is my remuneration. We always set them together and it depends on the size and the type of the deal. That is exactly what the fee calculator is for: put my numbers in and see the effect yourself.
You can decide at any point not to continue. Nothing about a first conversation obliges you to anything.
Czech, English, Spanish and Portuguese.
Through the register of the Czech National Bank, which I link to from this page. The examination certificates themselves are in the qualifications section.
Then keep it, if it does its job. Or we compare the conditions and look at whether there is something with the same cover for less, a better expected return, or whether the product suits your situation at all. Sometimes the answer is that you should leave it exactly as it is.
Fifteen to thirty minutes online, or in person in Prague 7. You talk, I ask questions, nobody signs anything.
Every professional examination is taken with an accredited body under the relevant Czech act.
